Common Roof Fixes to be Aware

September 12, 2018

Over the lifespan of a roof, inevitably you will need to fix some component or portion of the structure. Weather, water, and other elements can wear down crucial parts of your roof, creating the need for a certain level of repair. Although roofs are designed to last as long as possible, especially if they are installed by professional roofing contractors in Denver, no roof is indestructible. Whether you have a commercial or residential roof, here are some of the common fixes to be aware of.

Missing Gutter Aprons

A gutter apron is the part of your roof that is specifically designed to direct water into the gutter system. If your roof is missing a gutter apron, it can present a number or issues which will need to be addressed over time. Because water isn’t being efficiently directed into the gutter system, it is likely that some of it will make its way underneath the shingles and will wick behind the gutter. Over time, the fascia, roof sheathing, and soffits will rot, creating a much bigger problem on your hands.

If your current roof doesn’t have a gutter apron, the best time to have one installed is when you are having new shingles installed, as it will allow a roofing contractor easy access to install the apron. However, if your roof is in optimal condition other than having a missing gutter apron system, you are able to slip a gutter apron under the existing shingles. With a small amount of roofing cement, you will be able to glue it to the shingles in order to hold it in place. However, you will have to remove the brackets to the gutters and then refasten them once the apron is situated.

Roof Cement Instead of Proper Flashing Work

Often times, sloppy roofing jobs will forgo installing proper flashings and will instead place roof cement onto the portions of the shingles where they meet other surfaces, including walls and chimneys. Flashings are meant to prevent water from seeping into the interior of your structure, and completing the necessary work to have functional flashings installed can take a degree of knowledge and craftsmanship that some inexperienced Denver roofing contractors lack.

Roofing cement will work for a period of time, but eventually will crack and create leaks, causing a need to continually fix the issue over the lifespan of your roof. While you can certainly continue to re-apply the roofing cement yourself, it is certainly an undesirable situation to have to deal with. Avoid having this unfortunate situation occur by hiring knowledgeable and experienced roofing contractors who will be able to install your roof flashings properly the first time.

Hail Damage to Your Shingles

In Colorado, hail damage to roofs is about as common as a clear, sunny day. As we’ve seen the last few years, hail damage can truly create havoc to your roof and can leave it in utter disrepair. Recent hail storms in 2017 and 2018 have shown the power of mother nature to create a massive amount of damage, requiring large repair costs and creating a serious headache for businesses. Even smaller-sized hail can cause significant damage to the surface of your roof, eventually requiring repairs. While a major hail storm can certainly cause major damage to your roofing shingles, the more likely scenario is that the hail will simply knock granules off the surface of your shingle. At first, this isn’t that bad of an issue, as the shingle itself isn’t damaged enough to warrant a total replacement or repair.

However, over time the UV rays from the sun will begin to damage and eventually destroy it. Roofing shingles contain a protective layer of granules on the surface of the shingle, which a smaller hail storm can certainly puncture. Over time, more granules will eventually fall off as there will no longer be a protective granule layer over the shingle. If you believe your home has recently experienced a hail storm, it is a wise idea to have a professional roofing contractor come out to your property to assess your roof for any potential damage. As with any issue, the sooner you are able to address it the better.

Improperly Installed Chimney Flashing

A chimney flashing is installed on the surface of your roof to prevent water from seeping into your chimney, eventually making its way down into your attic and causing issues such as mold and other forms of water damage. It is crucial to have chimney flashings that are installed properly to avoid this unfortunate scenario, as a correct chimney flashing setup will eliminate any of these unnecessary headaches. Although the best scenario is to always have your chimney flashings installed correctly, this is not always the case, especially if you hire the wrong roofing contractor.

A correct chimney flashing will include the presence of both a step flashing, which runs along the side of a chimney, as well as counterflashing, which fit into grooves in the chimney to cover up the step flashing. Improper chimney flashing installations can often exclude the presence of counterflashings or will have an overall shoddy setup which is bound to allow water to find its way into your attic, especially after an intense Colorado thunderstorm. Inspect to see if your chimney flashing installation is faulty by looking inside of the chimney for any signs of water.

Spring Roof Inspections in Brighton

March 11, 2016

The spring is an invigorating season in which the ice of the winter melts, the days grow brighter and warmer, and the scenes of nature provide a sense of renewal and rejuvenation. However, the season of spring also provides you with an ideal time to have your roof inspected. Having your roof inspected in the spring can help roofers identify and repair damages that your roof incurred during the winter. If you want to ensure that your roof is in a safe condition, you should learn about the Brighton spring roof inspection services that professionals can provide.
  • Spring Inspection
The best roofing companies complete comprehensive evaluations of your roof during spring inspections. This is especially important in Colorado, for during the winter your shingles can become damaged if an excessive amount of snow or ice accumulates and becomes concentrated on one small area of your roof. The Colorado pattern in which the ice melts during sunny afternoons and then refreezes during cold nights can also impair the integrity and strength of your shingles. Having roof specialists conduct a spring inspection and repair damages can be cost-effective because the inspection can help circumvent the development of destructive leaks that would be more expensive to repair later.
  • Shingles
You can have roofing experts check the shingles during a new roof inspection. Assessing the shingles helps ensure that the inclement weather of the winter did not cause any severe problems. The roofing professionals often check to verify that the shingles are not cracked, torn, loose, or dislodged. The experts also check for shingle granules on your property, as exorbitant quantities of granule pieces can indicate that the shingles are wearing down. Additionally, you can also have the experts assess the conditions of the flashes to make sure that no loose seals or broken flashing materials are hindering the quality and stability of your roof.
  • Gutters
The top Brighton roofing companies also typically evaluate your gutters and other exterior parts during spring inspections. The roofing specialists can assess if your gutters are damaged, vulnerable to become loose, congested with excess debris, or sagging disproportionately in certain areas. You can also have the experts inspect the other exterior areas of the roofs. For instance, premier roofers can evaluate the conditions of your vents, drains, skylights, chimneys, and edges or corners.  This helps the roofers identify and fix any exterior problems that might cause detrimental drainage or leakage problems.
  • Interior
The interior of your home can also help roofers identify problems during Brighton spring inspections. The roofers often access your attic or upper bedroom areas to evaluate the interior of the ceiling and to ensure that no impediments are developing. The experts can observe the roof insulation and conduct tests to determine the R-value and efficacy of the insulation materials. The roofing professionals can also carefully analyze the interior walls and ceilings to address any dark stains, moisture marks, or rotten or moldy spots. This helps the experts identify vulnerable areas of your roof that are leaking water, determine the causes of the leaks, and implement strategies to repair the given areas that are facilitating problems.

Choosing Energy Efficient Materials for Your Roofing in Brighton

With energy costs soaring though the roof (literally), it’s important that your home is equipped with an energy effective and location specific roofing installation. Generally, more than half of your energy costs are from heating and cooling your home. Did you know that the cause of a high energy bill could be your roof? Fixing inefficiencies or replacing your roof with the right materials can save you a lot of money on climate control in your home.

With so many material options for roofing such as asphalt, metal, wood, concrete, and tile, it’s hard to know which one is right for your climate and location. The ideal roofing solution is dependent on where you live and what type of house you have. Simply choosing the right materials can decrease your home energy needs as much as 30%. With the constant changing weather in Colorado, clay and concrete materials tend to be more energy efficient and versatile. Light-colored roofs are better in warmer climates because they reflect heat. In cooler climates, dark colored materials are better suited since they absorb heat.

Metal roofing is also a viable option in Brighton’s climate as it is versatile in looks and function. They can provide significant cuts in energy bills with durability. Most metal roofing, including standing seam, is made up of recycled material and can be directly installed onto an existing asphalt roof. This provides an option for a quick installation solution and low maintenance for years to come.

Along with picking out the right materials, it’s important to have the right person install them. That’s where the Roof Dr. comes in. We are licensed professionals providing you with roofing and construction services in Denver. We will help you though the process of making your home have a more energy efficient future.
